First, we will have a discussion, which I like to describe as a strategy session, where we begin to outline the plan to get you into your new home.

Prior to touring homes, we will enter what is called a “Buyer Agency Agreement.” This document outlines our broker’s fee schedule and explains how our brokerage is compensated. Buyer Agent Brokerages are paid at settlement and buyers are under no obligation to pay my brokerage up front or at any time during the buying process. If you don’t buy, we don’t’ get paid. It’s that simple.

Buyer Broker Agency Compensation fees can be paid in a number of ways:

  • Often times, as part of the listing strategy of the seller, they may be willing to offer what is called “Cooperating Compensation.” The seller agrees to allow agents form other brokerages to show the property and the listing agent brokerage agrees to “cooperate” with a buyer agent. The listing brokerage then gives a percentage of their fee to the buyer agent’s brokerage. In many cases, this “Cooperating Compensation Agreement” will fully cover our buyer agent brokerage fee. 
  • If the cooperating compensation amount does not fully cover the buyer brokerage fee, additional compensation requests can be included as part of the contract negotiation process. 
  • In the event the listing agent brokerage is not offering “Cooperating Compensation,” we have the option, as part of the contract negotiation, to negotiate for the sellers to pay some or all of the buyer agent brokerage fee. 
  • If a listing agent brokerage is not willing or able to offer “Cooperating Compensation,” you have the ability to pay the buyer agent brokerage in your closing costs.
